Moisture mapping showed the vapor barrier had failed, so we set a six-day drying protocol with Injectidry mat systems and a desiccant dehumidifier to drop the vapor pressure differential, the force that keeps moisture moving into dry materials. Daily psychrometric data, temperature, relative humidity, and specific humidity, went to the carrier. The subfloor dried to 12% EMC. The oak never came up. Total reconstruction avoided. Mold Remediation: Hidden Colony Behind Master Shower, Manhattan Beach Tree Section
The homeowner called for a “musty smell” and had already gotten a $14,000 quote for “mold treatment” with no written scope. We brought a moisture meter, not a sales folder. The shower valve had been dripping behind the wall for eleven months. We opened a 4×6 foot containment, ran negative air with HEPA filtration, removed the greenboard and affected studs, and dried the cavity to 15% wood moisture content before rebuild. Third-party clearance testing hit 0.3 spores per cubic meter, well below the 500 threshold. Written price before work: $4,800. Fire & Smoke Damage Restoration: Kitchen Grease Fire, Manhattan Beach Hill Section
Grease fires produce protein smoke, nearly invisible, aggressively acidic, and nearly impossible to remove without thermal fogging, a process that releases a solvent-based deodorizer as a dry smoke to neutralize odor molecules in porous materials. The Hill Section homeowner had already been told the entire kitchen needed gutting. We ran ultrasonic cleaning on the metal hood and hardware, thermal fogged the cavity, and sealed the ceiling with BIN shellac before repaint. Only the charred upper cabinets came out. The adjuster paid the full invoice on first submission because the photo record showed exactly what was cleaned versus replaced. Written scope: $7,200. Saved the lower cabinet run and the granite.
Storm & Disaster Restoration: Wind-Driven Rain Through Failed Stucco, Manhattan Beach East of Highland
A March storm with 34-knot gusts found the maintenance gaps in a 1990s stucco system east of Highland. Water tracked down the wire chase and pooled in the wall cavity. We removed 23 linear feet of drywall to expose wet R-13 fiberglass, ran a ducted dehumidifier into the cavity for four days, and documented the drying curve to 12% insulation moisture. The laminate floor, cupped at the edges, flattened under controlled dehumidification without replacement. Stucco repair was scoped separately. Two invoices, one carrier, both paid. The photo record showed the crack path and the repair.
Sewage Cleanup: Category 3 Backup in Ground-Floor Bath, Manhattan Beach Sand Section
A mainline backup sent raw sewage through a ground-floor bath in a Sand Section duplex at 11 PM. We arrived by 12:30, set containment, and removed the porous materials, the vanity, baseboards, and the tile itself because the grout was too compromised to sanitize. Non-porous surfaces got antimicrobial treatment to 0 RLU on ATP testing, a measure of organic residue that carriers increasingly require for Category 3 clearance. New tile, new grout, new vanity. The written scope went to the carrier by 9 AM with the photo record attached. Total: $6,800. The downstairs neighbor used the Free Second Opinion to compare our scope against a competitor’s $11,500 quote for “deep cleaning” with no material removal.
Reconstruction & Cleanup: Post-Remediation Rebuild, Manhattan Beach Tree Section
Remediation leaves a shell. This Tree Section job followed our own mold protocol, so we had the drying logs, the clearance report, and the photo record already in hand. Reconstruction was scoped separately under Haven Standard, Clause 1: $3,200 for 34 linear feet of drywall, orange peel texture match, primer, and two coats. No same-day promise, no dispatch window. Scheduled, crewed, and finished in three days. The texture match is the hard part in Manhattan Beach, where 1970s and 1980s orange peel varies by builder. We mix to sample, not to spec sheet.
