How DryMark Restoration Manhattan Beach Was Born in Manhattan Beach

We remember the exact afternoon. It was late 2011, and we were walking a water-damaged duplex on Highland Avenue, watching a homeowner sign off on a bill that had tripled since the morning. The crew had found “additional moisture” behind the baseboards. No photos. No readings. Just a clipboard and a new total. The homeowner paid because the insurance adjuster was already frustrated, and fighting seemed worse than writing the check.

That night we sat on the sand at El Porto, watching the last surfers come in, and made a decision. Manhattan Beach deserved a restoration company that treated drying like a trade, not a transaction. We called the parent brand the next morning. DryMark Restoration had started that same year, built by an adjuster who was tired of denying claims that failed on paperwork rather than workmanship. Their daily moisture logs, room by room, signed and dated, turned invoices into paid claims. We wanted to bring that standard here, to the South Bay, where homes cost too much and homeowners read too carefully to be fooled by scope creep.

We opened this branch with one commitment: every customer gets the price in writing before we start, and documented proof when we leave. No exceptions. That was our promise on day one in Manhattan Beach, and it still is.

Alicia Brennan’s Personal Connection to the Damage Restoration Trade

I got into this work sideways. I was managing rental properties in Hawthorne and Lawndale in the late 2000s, and every water loss sent me into the same cycle: three bids, three wildly different scopes, and a gut feeling that nobody was telling me the whole truth. One January, a pipe burst in a Gardena fourplex at 6 AM. The first crew arrived with fans they’d clearly pulled from another job, still wet. The smell hit me before they plugged them in: mildew and ozone and something chemical underneath. I stood in that hallway and thought, there has to be a right way to do this.

So I learned it. I apprenticed with a tradesman who trained me on the physics of psychrometrics, how air holds water at different temperatures, why a dehumidifier without airflow calculation is just an expensive box. I spent months carrying a moisture meter through flooded kitchens in Torrance and sewage backups in Inglewood, learning to read the difference between surface wet and trapped vapor. The work smelled like wet drywall and antimicrobial spray and the particular salt-stale air of a house that has been closed too long. My hands cracked from the gloves. I loved it.

What gets me out of bed now is the same thing that got me out of bed then: a homeowner who has just watched their kitchen fill with water, or smelled smoke they can’t source, and needs someone to show them exactly what happened, exactly what it will take, and exactly what it will cost. If I weren’t doing this, I’d probably still be in real estate, guessing at bids and hoping for honesty. This is better. I get to be the person I needed back then.

Meet Alicia Brennan - The Person Behind Every Job

I’m Alicia Brennan, Owner and Founder of DryMark Restoration Manhattan Beach. I’ve spent over a decade in the restoration trade, from hands-on drying to running full mitigation and reconstruction projects across the South Bay. My training spans IICRC water damage restoration, applied structural drying, and fire and smoke remediation, with hands-on experience using Phoenix dehumidifiers, XPOWER air movers, and Injectidry cavity drying systems on jobs from Playa del Rey to Lomita.

What separates me from a corporate technician is simple: I’m the one who answers when something goes wrong. I live in this community. My crew knows my standards because I set them, and I check them. On weekends you’ll find me on the Strand on my road bike, or volunteering with local beach cleanup efforts. That same attention to detail, to leaving something better than I found it, is what I bring into every home we work in.

My commitment to you is personal. When DryMark Restoration Manhattan Beach works in your home, I stand behind every reading, every photo, and every line of the written scope. If it’s not right, we make it right. That’s not a slogan. That’s how I was raised.

Our Promise to Manhattan Beach Homeowners

Our values aren’t posters on a wall. They’re policies we enforce on every job.

Honest pricing, always in writing. We learned early that the biggest fear in restoration isn’t the damage, it’s the open-ended bill. That’s why we operate under Haven Standard Clause 1: flat price, written scope, written warranty, before anyone starts. A homeowner in Redondo Beach once told us she chose us because we were the only company that emailed her a full scope with line-item pricing before she even said yes. That’s not extra service. That’s the minimum.

Quality equipment, maintained and documented. We run B-Air and Phoenix dehumidifiers, XPOWER axial fans, and Injectidry systems for cavity drying, but the brand matters less than the maintenance log. Every machine is cleaned, calibrated, and tracked. When we set equipment in your home, you get a photo of the placement and a serial number you can verify.

Standing behind every job with evidence. We don’t ask you to trust us. We show you: daily moisture readings, photo documentation of the loss and the progress, and a final report that satisfies your adjuster. In Venice last year, a skeptical insurance rep called our drying log “the cleanest documentation I’ve seen this year.” That’s the standard.

Our Credentials

Our Credentials
  • State-licensed - Every pro working under our name is required to hold the license and insurance their state requires
  • Insured & bonded - Protection for your property and our team while work is underway
  • Years of local experience - Serving Manhattan Beach and surrounding South Bay communities since this branch opened
  • Strong local reputation - Built on documented results and repeat relationships with homeowners and adjusters

These credentials matter because restoration work happens inside your home, often when you’re already stressed. A state license means accountability to a regulatory body. Insurance and bonding mean you’re not exposed if something goes wrong. Local experience means we know the specific challenges of South Bay construction: the slab foundations common in post-war Hawthorne and Gardena homes, the salt-air corrosion that complicates electrical assessments in beachfront Manhattan Beach properties, the permitting requirements that vary between Los Angeles County and incorporated city jurisdictions. And reputation means you can verify our work by asking around, not just reading our site.

Rooted in Manhattan Beach

This branch lives where we work. We’ve dried out kitchens in the Tree Section, handled smoke damage near downtown, and walked losses from El Segundo Boulevard to the edge of Hermosa. We know the afternoon fog pattern that rolls in and slows evaporation on exterior walls. We know which Manhattan Beach neighborhoods built in the 1950s have the original galvanized plumbing that’s finally failing. We’re not visiting from somewhere else. We’re here Monday through Saturday, and when you see our trucks on Highland or Rosecrans, that’s us, headed to a neighbor’s home.
